Who we are

WhatsMyCapRate.com is operated by PCK Commercial Group, a team at Compass Florida, LLC, a licensed real estate broker, 2550 S Bayshore Drive, Suite 106, Miami, FL 33133.

What we collect

The property you look up, the numbers you enter, and, if you ask for the full report, your name, email, phone number and your answers about your plans. We also record basic visit information such as the page that sent you here.

Documents you upload

If you upload a rent roll, operating statement or similar document, we store it privately and use an AI service (Anthropic) to read the income and expense figures so we can fill in the calculator for you. Only our team can open the file. The AI service does not use it to train its models.

How we use it

We use it to prepare your report, to follow up with you about your property, and, if you opted in, to send you market updates and opportunities. We call or text you only if you gave us permission to. We do not sell your information. We do not list, market or share your property with buyers without your written permission.

Your choices

You can unsubscribe from any email, reply STOP to any text, or ask us to delete your information by writing to mail@pckcommercial.com.

Every figure on this site is an estimate based on the information you enter and on public records. It is not an appraisal, it is not a guarantee of any offer or sale price, and it should not be relied on for lending, tax or legal decisions.
